🇺🇸 Serving Those Who Served 🇺🇸

Arizona's most veteran-friendly mortgage lender helping military families achieve homeownership

If you've served in the United States Armed Forces, you've earned one of the most powerful homeownership benefits available: the VA home loan. VA loans allow eligible veterans, active-duty service members, and surviving spouses to purchase Arizona homes with $0 down, no private mortgage insurance (PMI), competitive interest rates, and flexible credit requirements. Whether you're stationed at Luke Air Force Base, retiring to Phoenix, or settling anywhere in Arizona, understanding your VA loan benefits is the first step toward homeownership.

Mortgage options for Arizona veterans

Powerful VA Loan Benefits for Arizona Veterans

VA loans offer unmatched advantages that make homeownership more accessible and affordable for those who've served:

💰

$0 Down Payment

The biggest benefit: VA loans allow 100% financing with no down payment required on homes up to the loan limit. Buy a $400,000 Phoenix home with $0 down.

Impact: Conventional buyers need $80,000 down (20%) on a $400K home. VA buyers: $0. That's $80,000 you can keep for furnishing, emergencies, or investments.

🚫

No Private Mortgage Insurance (PMI)

Unlike conventional loans with less than 20% down or FHA loans, VA loans never require monthly mortgage insurance. Ever.

Savings example: $400K home = ~$200-300/month PMI savings = $2,400-3,600/year = $72,000-108,000 over a 30-year loan!

📉

Lower Interest Rates

VA loans typically have rates 0.25-0.50% lower than conventional loans because the VA guarantees part of the loan, reducing lender risk.

Savings: 0.50% lower rate on $400K = ~$120/month savings = $43,000 over life of loan

Flexible Credit Requirements

No official minimum credit score from the VA (though lenders typically want 580-620+). More lenient on past credit issues than conventional loans.

Benefit: Veterans with credit challenges can still qualify. We've helped veterans with scores as low as 580 achieve homeownership.

🏡

No Prepayment Penalty

Pay off your loan early without fees. If you get a raise, windfall, or want to refinance, you're never penalized for paying down principal.

🛡️

VA Protections

VA limits what lenders can charge for closing costs. Seller can pay all your closing costs. VA appraisers ensure homes meet minimum property requirements for safety.

♻️

Reusable Benefit

Once you pay off a VA loan, your entitlement is restored. Use it again and again throughout your lifetime. Buy, sell, repeat.

🏘️

Assumable Loans

When you sell, qualified buyers (veteran or not) can assume your VA loan at your interest rate. Huge selling advantage if rates have increased.

2025 Funding Fee Rates

First-Time Use

• 0% down: 2.15% of loan amount

• 5-9% down: 1.50% of loan amount

• 10%+ down: 1.25% of loan amount

Subsequent Use

• 0% down: 3.30% of loan amount

• 5-9% down: 1.50% of loan amount

• 10%+ down: 1.25% of loan amount

IRRRL Refinance

0.50% of loan amount

Reserves/National Guard

• Add 0.25% to rates above (unless activated for 90+ days)

Funding Fee Examples & Exemptions

Example Calculations:

$400,000 loan, first-time, 0% down:

$400,000 × 2.15% = $8,600 funding fee (rolled into loan)

$400,000 loan, subsequent use, 0% down:

$400,000 × 3.30% = $13,200 funding fee

IRRRL refinance of $380,000:

$380,000 × 0.50% = $1,900 funding fee

✅ Who's EXEMPT from Funding Fee?

  • • Veterans receiving VA disability compensation
  • • Veterans entitled to disability comp but receiving retirement/active duty pay

VA Loan Process: Start to Finish

1

Get Certificate of Eligibility (COE) (1-2 days)

We can help you obtain your COE online instantly through the VA's system, or you can request it yourself via eBenefits. You'll need your DD-214 or statement of service.

2

Get Pre-Approved (1-3 days)

Complete loan application, provide income/employment docs, authorize credit check. We'll analyze your finances and issue pre-approval letter showing sellers you're a serious, qualified buyer.

3

Shop for Arizona Home (varies)

Work with realtor to find homes. Make sure properties meet VA minimum property requirements (MPRs). Condo must be VA-approved. Submit offers with pre-approval letter.

4

Under Contract & VA Appraisal (7-14 days)

Offer accepted! We order VA appraisal (appraiser must be VA-approved). Appraiser inspects property to ensure it meets safety/livability standards and determines value. If issues found, seller must repair or you can walk away.

5

Final Underwriting (7-14 days)

Underwriter reviews complete file: appraisal, income docs, credit, employment verification. May request additional documentation. Final approval issued with conditions cleared.

6

Clear to Close & Final Walkthrough (2-3 days)

All conditions met, loan cleared to close. Receive closing disclosure 3 business days before closing. Schedule final walkthrough of property. Wire closing costs (if any) to title company.

Closing Day! (1-2 hours)

Sign loan documents at title company. Pay any remaining closing costs. Receive keys. Congratulations—you're a homeowner! Move in immediately.

⏱️ Typical Timeline: 30-45 Days from Offer to Closing

VA loans sometimes take slightly longer than conventional due to VA appraisal requirements, but with an experienced VA lender (like us!), the process is smooth and predictable.

Common VA Loan Questions from Arizona Veterans

Can I use a VA loan more than once?

Yes! You can use your VA loan benefit multiple times throughout your life. Once you pay off a VA loan, your entitlement is fully restored. You can even have two VA loans simultaneously if you have enough remaining entitlement.

Can I buy a home while still in the military?

Absolutely. Active-duty service members are eligible after 90 consecutive days of service. Many service members stationed at Luke AFB or Davis-Monthan use VA loans to buy homes in Arizona.

What are VA minimum property requirements (MPRs)?

The VA ensures homes are safe, sanitary, and structurally sound. Requirements include: working heating/cooling systems, safe drinking water, proper roof condition, no peeling paint (lead concerns), functioning electrical/plumbing, accessible exits. If appraisal identifies issues, seller must fix them for loan to proceed.

Can I use a VA loan to buy an investment property or second home?

No. VA loans are for primary residences only. You must certify you intend to occupy the home. However, you can buy a 2-4 unit property and live in one unit while renting the others.

Do sellers dislike VA loans?

This is a myth that was more true years ago. Today, most Arizona sellers and real estate agents understand VA loans well. With a strong pre-approval letter and experienced VA lender, VA buyers are just as competitive as any other buyer. The VA appraisal actually protects both buyer and seller.

Can I use a VA loan to buy a condo in Arizona?

Yes, but the condo complex must be VA-approved. Many larger Arizona complexes are pre-approved. We can check if a specific condo is VA-approved before you make an offer.

What if my credit isn't great?

VA loans are more forgiving than conventional loans. Most lenders require 580-620 minimum credit score, but we work with veterans who have credit challenges. If you're working to improve credit, we can advise on steps to qualify. Past bankruptcy or foreclosure? VA has shorter waiting periods than conventional loans.

Can my non-veteran spouse be on the loan?

Yes. If you're the veteran and your spouse is not, you can still apply jointly. The entire loan gets VA benefits. However, if only your spouse's income is needed to qualify, lenders may have specific requirements.
